Please read these carefully as they form part of the contract between us.

  • Your accommodation includes en-suite facilities, parking on the premises for your vehicle and continental and cooked breakfast.

  • The price includes central heating, tea and coffee facilities, television, wi-fi, hair dryer in your room and use of the guest lounge and garden.

  • We accept provisional bookings through our website, by telephone or email. To secure a booking we need to receive a deposit of the equivalent of one night’s accommodation. Our cancellation policy is seven clear days. With more than seven days notice, we will refund the deposit. A charge of £10 is made for cancellation, in order to cover the cost of administration. 

  • We accept cash, debit cards and credit cards (not American Express) in UK currency. The person confirming the booking is responsible for paying all monies due. If we re-ceive notice of cancellation or reduction in a booking less than seven days in advance, we reserve the right to charge you full cost of the stay as booked.

  • Your room will be ready by 3.30pm at the latest, on the day of your arrival and check-out time is 10.30am, on the last day of your stay. There is a £10 per hour charge for late check in / late check out.

  • We will do our best to provide a high standard of accommodation. If your holiday is dis-rupted through error or omission on our part, we will compensate you appropriately. Compensation will be limited to maximum of one night’s accommodation for each person affected.

  • As a courtesy to our guests we try to be flexible in accommodating your needs and will respond positively to any reasonable request, such as early (or late) arrivals, early breakfasts, cycle storage etc. There will be no additional charge for such services. We cannot however guarantee to provide these services and no compensation will be due if we cannot provide them.

  • We do not have safety deposit boxes and we cannot be responsible for any property lost, stolen or damaged, except by our own negligence.

  • We cannot accept responsibility for your cars whilst parked on our premises.

  • If a room and/or house key(s) are lost we will request payment for the replacement of the key(s) and engraved key fob.

  • If any property in the room is damaged during your stay we reserve the right to seek full payment for the damage caused
